Crawl spaces are common under older homes in Okmulgee, Henryetta, Morris and Beggs, especially houses on pier-and-beam foundations. Most were built with open vents meant to let air flow underneath. In a humid Oklahoma summer, those vents pull warm, wet air under the house, where it condenses on ducts, pipes and floor framing.
That moisture shows up as sagging fiberglass, musty smells, cupping floors and higher humidity indoors. In winter, the same vents let cold air wash under the floor, which is why many older Okmulgee homes have floors that feel cold even with the heat running.
We insulate crawl spaces with closed-cell spray foam, which does not absorb water, and we offer full encapsulation with a sealed ground liner. Dale Carter or a crew lead will check drainage, ductwork and the condition of your crawl space and give you a free estimate for the approach that fits.
Okmulgee tip
Point gutters and downspouts at least a few feet away from the foundation before any crawl space work. Water pooling against the foundation is the most common cause of a wet crawl space.
Signs Your Crawl Space Needs Work
- ✓Cold floors in winter
- ✓Musty smells after rain
- ✓Fiberglass hanging or falling from the floor joists
- ✓Condensation on ducts or pipes under the house
- ✓Floors that feel soft or cupped
- ✓Insects or rodents living under the home
Insulation vs Full Encapsulation
Encapsulation treats the crawl space as part of the home. Vents are closed, a heavy plastic liner covers the ground and runs up the walls, and closed-cell foam is applied to the foundation walls and rim joists. Many crawl spaces also need a dehumidifier to keep humidity in check. It usually gives the biggest improvement in comfort and air quality.
Insulating under the floor is a simpler option that keeps the crawl space vented. Closed-cell foam sprayed between the floor joists will not sag or soak up water the way fiberglass does. It makes sense when there is no ductwork under the house or encapsulation is not practical. Either way, drainage problems need to be fixed first.
